Required Qualifications Non-Negotiable Experience Requirement Candidates must have at least two years of proven direct real-estate outbound business-development experience involving cold calling and appointment setting. Experience limited to customer service, general virtual-assistant work, inbound lead qualification, residential lead intake, or unrelated B2B sales does not satisfy this requirement. Required Qualifications • At least two years of successful direct real-estate outbound appointment-setting experience. • Demonstrated experience cold calling property owners and decision-makers. • Proven ability to move a cold conversation toward a qualified appointment. • Working knowledge of real-estate terminology, investment properties, NOI, cap rates, operating expenses, and value-add opportunities. • Strong discovery, objection-handling, follow-up, and relationship-building skills. • Excellent spoken and written English. • Clear, confident, and professional telephone presence. • Ability to conduct consultative conversations without sounding scripted or overly aggressive. • Organized, accountable, coachable, and comfortable operating in a performance-driven environment. • Reliable computer, high-speed internet connection, professional workspace, and availability during U.S. Eastern Time business hours.
Key Responsibilities • Conduct consistent outbound prospecting to multifamily and commercial property owners. • Identify and verify property owners and authorized decision-makers. • Communicate the Kodiak Fields Team’s value proposition clearly and confidently. • Ask intelligent discovery questions about each property, the owner’s objectives, financial performance, operating challenges, completed improvements, and deferred capital needs. • Schedule qualified 15-minute appointments between property owners and our senior advisory team. • Confirm the specific property, owner, meeting date, time, purpose, and reliable contact information. • Gather enough property and owner intelligence for our team to prepare a meaningful, property-specific analysis. • Professionally handle objections and continue nurturing owners who are not immediately ready to meet. • Maintain accurate prospecting activity, contact information, follow-up commitments, and appointment details. • Meet established performance expectations for outbound activity, decision-maker conversations, qualified appointments, and appointment quality. What Defines a Qualified Appointment? A qualified appointment must include: • A confirmed property owner or authorized decision-maker. • A specific commercial property. • A confirmed meeting date and time. • Reliable contact information. • A clear purpose for the meeting. • Meaningful property and ownership intelligence. • A legitimate reason for the owner to meet with our advisory team. Unconfirmed appointments, meetings with someone who lacks decision-making authority, or appointments without sufficient discovery information will not be considered qualified.
Preferred Experience • Commercial real estate investment sales or brokerage experience. • Multifamily property-owner prospecting experience. • Familiarity with Miami or South Florida commercial real estate. • Experience prospecting owners in competitive urban markets. • Experience using Salesforce, HubSpot, or a comparable CRM. • A documented history of meeting or exceeding appointment-setting goals.
